The Ownerrsquo;s Rep. must manage and organize all team efforts enable the Owner to reach the maximum value of every dollar spent.h5spanOwnersrsquo; RepresentativeJob Opening:/span/h5ulliPrior to ConstructionulliCreate a program summary document/liliPrepare a project budget./liliCreate an overall project master schedule./liliCreate a management plan to streamline communications and approvals./liliSelect architects and consultants./liliCheck drawings and specifications./liliReview the cost estimates provided by the design team./liliReview the schedule performance and identify items with long lead./liliStreamline communication between the architect and the ownerrsquo;s consultants./liliSchedule and record project coordination meetings./liliCoordinate the obtaining of all regulatory approval./liliPrepare recommendations for all invoices./liliReview project delivery options./liliSelect contractors and oversee the bidding process./liliSelect vendors and oversee the biddign process./liliAnalyze and compare bids/li/ul/liliDuring the ConstructionulliCreate and enact project control systems./liliDevelop projections of cash flow./liliPrepare and enact a communication protocol./liliOversee the activities on the construction site./liliCheck and create payment recommendations for invoices./liliNegotiate the amount of payment for change orders./liliQuickly craft schedule recovery strategies./liliSchedule and record project coordination meetings./liliResolve disputes in a fast and discreet manner./liliCollaborate with legal counsel to prepare formal dispute resolution actions./liliPrepare and issue monthly progress reports./liliMaintain records on the project./li/ul/liliPost-Construction and Project closeulliEnsure completion occurs on time and all inspections are completed./liliCheck the correction the punch list items./liliOversee contractor and vendor submissions of necessary documentation/liliEnsure the transfer of property operation to the Owner./liliOrganize and assist in the move-in./li/ul/li/ulspanJob Requirements:/spanulliPrevious real estate development experience./liliA past experience working in construction management or design build./liliDemonstrated skill in created schedules and project timelines./liliAptness in reconciling progress and projections to meet scheduled goals./liliAble to read and interpret technical drawings and to evaluate whether the construction matches specifications./liliExceptional record keeping and organizational skills./liliAble to manage cash flow./liliAdvanced negotiation tactics to conform with changes in work./liliEx
