Position:and#160;Facilities ManagerPosition Type: ExemptLocation: Troy, MI, 48083Schedule: 1st shift, Mon - Fri (40hrs.)Duration:and#160;Permanent - Full TimeAdministration/FacilitiesResponsible for planning, directing, and coordinating activities of multiple sites to ensure that client's needs are met or exceeded by performing facilities maintenance duties to be completed personally or through delegation. The Facility Manager is expected to be the key interface between the Facilities Maintenance staff, as well as subcontractors and the client. Primary purpose: Under the general direction of the CEO the Facilities Manager will provide procedures for maintenance, repair and or replacement of grounds, vehicles and systems equipment. Oversight responsibility for fire and safety policy and procedures. Develops and manages the budget process. Oversight responsibility for construction projections. Monitors performance against budgets to ensure adherence and submits proper justification for variances. Identifies and implements cost management strategies. Develops, maintains and effectively executes project plan through the life of assigned project(s) according to established procedures and channels. Responsible for facilities management, operations, maintenance, and regulatory compliance of responsible facilities. The position is also accountable coordination of planning, design, construction, and activation phases to ensure capital projects achieve expectations and complete on schedule and on budget.General responsibilities will include:ul liRegularly participates in development of Exela-wide plans, goals, and objectives./li liRepresents Exela to outside government or accreditation agencies on facilities management and construction management matters./li liDevelops and implements yearly cost containment measures that result in financial benefit to the Company./li liConducts detailed cost / benefit studies and, based on analyses, recommends improvements in Exela facilities, including construction or renovation of structures, and purchase of new equipment./li liNegotiate with vendors in relation to large equipment maintenance contracts, large supply orders, major equipment purchases, and the like./li liProvides leadership for all construction projects./li liLeads process to select, negotiate agreements and manage project team members, including planners, designers, construction managers, general contractors and sub-contractors./li liCoordinate all key activities throughout the project life cycle, including clearly communicating project timelines and deliverables./li liWork with regulatory agencies and all other entities related to the construction project, to ensure timely and complete compliance to all rule and regulations./li liLead safety efforts related to facilities and engineering./li liEmergency preparedness to ensure staff readiness to respond, stabilize and recover/li/ulKey Skills:ul liPrinciples and practices of: construction and maintenance management, including construction mapping and blueprints; personnel supervision; budgeting procedures and cost estimating techniques; skilled trades including electrical, plumbing, carpentry, grounds keeping and HVAC./li liUse of computers and pertinent computer software, including correspondence, record keeping, data analysis and report generation./li liSafe work practices; applicable local, state and federal laws and regulations including OSHA, ADA and fire marshal requirements.
